North Point, Ballito’s newest business park is almost sold out, and stands out as visionary hub of commerce and growth for the businesses of today.
Strategically located between the N2 and the R102 transport routes, with a meticulously designed infrastructure and exceptional visibility from the N2, North Point is an 80-hectare business park that has attracted a diverse array of businesses ranging from global players to vibrant local enterprises. Some noteworthy businesses include Alpla, an Austrian family-owned plastics recycling and manufacturing company that has more than 23 000 employees across the globe, including 190 production facilities in 46 countries, boasting a turnover of €5.1-billion in 2022. Alpla will be investing over R 1.2 Billion setting up a plant at North Point Ballito and once established will create an estimated 150-200 direct permanent new jobs and 10 000-15 000 indirect jobs in the province.
Other well established companies who have also invested into North Point include Ultra Liquors that has a distribution Centre and retail outlet located at the entrance to North Point; Sunflex, a premium frameless glass and aluminium supplier also set to establish both a showroom and a production facility within the precinct; Cash Crusaders whose building is nearing completion, and there will also be two well-known and established electrical wholesalers whose operations will entail both wholesale retail to the general public and there will also be distribution centres for their retailers and contractors.
An additional value add element at North Point Ballito is the North Store Self Storage facility that offers a secure, accessible, and comprehensive solution for storage needs. Storage sizes range from a 1m² locker through to a 27m² unit and these units can accommodate boats, vehicles, furniture, home contents, sports and leisure equipment, art, collectibles, filing and documents. What sets North Store apart is that their services includes free pickup, professional packaging, and delivery to and from the storage unit. Open 7 days a week, these storage facilities have high tech security plus insurance options for peace of mind.
When launched in 2020, North Point encompassed 51 fully serviced platformed sites with sizes ranging from 2000 sq. m to 85 000 sq metres. At that time prices ranged from R 12 000 to R 18 000 per sq. metre. Today there are a few options still available, priced between R 1750 and R 2000 per sq. metre, epitomising remarkable capital growth since its inception. This remarkable surge in capital value isn’t merely a statistic; it’s a reflection of the substantial return’s clients have reaped throughout the development phase, standing as a positive indicator for investors at this thriving enterprise.
One site was also strategically withheld from the market by the developer as it has been zoned for retail purposes, most probably as a value centre, which will be developed at the more advanced stage of this precinct’s development. This element will attract and generate more traffic through the precinct.
North Point Ballito also includes a pet-friendly residential component, Bliss Ballito. This development consists of three phases, spanning 10 hectares. The first two phases hold 250 apartments, all under construction, and Phase one is on track to be completed by April 2024 and the second phase is estimated to be completed by September 2024 respectively. There will also be a 3rd and 4th phase which will hold 350 apartments and townhouses, ranging from R1.3 million to R2.5 million.
Included within The North Point Precinct are fourteen hectares of green landscaped areas that will enhance the everyday working-living- commercial environment. These green lung areas also provide a point of difference against the existing style of business park products in the area. The expansive road upgrade programme that the developers also undertook along the R 102 to provide dual traffic lanes, 4 way stops, traffic light interchange, taxi lay-byes and pedestrian sidewalks and streetlights to enhance ease of access and assist with traffic control will also be completed in the first quarter of 2024.
